And addressing my item #1 comment, almost always, when a "distressed" homeowner is approached, they initially are grateful to have the loan brought current, but before long they forget the circumstances they were in and you become the bad guy that stole their house. Set

I'm looking for referrals for a custodian, tax attorney, and a CPA to set one up and advise me.

It's going to be pretty dependent on the house to think about what you can expect.

Why not just set up sole prop?

If you are looking to just calculate profitability, set how much profit you want to make then:ARV - Purchase Costs - Holding Costs - Selling Costs - Desired Profit - Rehab Budget (including contingency) = Maximum Allowable OfferIF you cannot calculate those numbers, a spreadsheet isn't going to help you. 

I recently purchased my first duplex in Peoria, AZ in September and I am using it as a house hack where I rent out one side and live in the other.

I set my rent standards a little high and realized that rent is actually not that high.. we have a morgage on it and it looks like the house is selling for more than we originally paid 4 years ago.
