I highly recommend you connect with an investor focused agent who can help you get started with a house hack. 

In any city in CA if the units are off market only a couple/few months you are in violation of at least the spirit of AB1482.  

I've called a couple title companies there and they are not familiar with the process and one said that the practice CANNOT be done in the state of IL.

So, for a $60k loan, you'll likely need $12k-$15k for a downpayment, $8k-$12k for closing costs (prepaid insurance and taxes, lender fees, attorney fees, points, prepaid interest, transfer taxes, etc), and then another couple thousand for reserves and whatever else.

Tour a couple of PadSplit homes in the area to access your competition and consider moving forward with them.
