We knew there was some hot air in them, I expected more fraudulent folks to have created note "funds" and it pyramid down and blow up but i think a lot got stopped in their tracks when they were anticipating a rate cut and not a lot of higher % debt notes to be offered so they never indulged in such tomfoolery.

This market is best suitable for a gambler in my opinion

If there is even a slight chance that the average person (not a rich gambler) could invest as little as $50k in a syndicated real estate investment that promises a 20% return and there is the possibility that he could lose $15k, or about 30%, then I personally consider syndicated real estate investing to be a high-risk type investment.

You will find most LPs don’t have them and are gamblers or they have detailed ones and are investment bankers.  

I think where you're confused with my background is that I actually have indulged in the privy of vetting more partnerships than you've done. 

You and the other posters here have been generous in indulging me in this exercise of considering this "partnership" / BRRRR, but demonstrating that we can invest successfully on our own power before seeking out partners is not only my strong preference but just sound business logic.As a new investor my head starts to spin when I start to think about investing, and the many gaps in my knowledge reveal themselves: how to structure a partnership?
