Commercial loans are not typically 30 years fixed.

I have been told that it could be better to save the FHA loan for a later property (Possibly a personal one), if you can put 20% down for a standard 30-year fixed loan.

Some lenders still offer 30-year fixed for 5+ unit deals. 

Contractors have difficulty getting loans, and you could be the money guy. 

I'd worry less about the loan and make sure you fully understand your insurance costs.

Any lenders do 15% down (or less) DSCR loans, 30 year am, on turnkey investment properties, mainly for small multifamily 1-4 units?

If you have a timeline in mind, often the best way to stick to that timing is going on market, and will allow you to use your VA loan and do all the inspections you will be required to do with that loan type.
