Why not use the higher end of the estimate and once you are serious about putting in an offer contact your broker then?

A quote with no cost breakdown can definitely be a red flag—it makes it harder to understand what you’re paying for and leaves room for unexpected costs to pop up.

If you want an estimate before work , that also takes time , we would bill the same rate to go out and make a list , price materials .
