I believe a large number of RAD investors didn't have a clear understanding of what their investment entailed.  

I also see value in of living on the property and learning what property management entails.

What your deal would ultimately entail is a buyer who trusts you enough to give you $125k and trust you to pay it back while his property is encumbered by both your seller finance note and your original mortgage for $125k.

Being prepared for these hurdles can make all the difference in achieving long-term success.

Risk entails everything from lawsuits to lack of diversity in investments to low rates of return to high exposure to vacancy (more units theoretically lowers vacancy exposure).

We've actually previously had two potential buyers come forth, one w/ $20k & one w/ $30k - unsolicited offers that we let get away before we even considered owner financing (or knew what it entailed).

At this point, I'm not so concerned about achieving that exactly, but if my REI journey takes me there on my way to (or even after) financial freedom, then I'm all for it.There's still some work to do to prepare financially for "the first deal" and that moment legitimately appears to be about 2 years away.
