Bad management can tank a deal just as fast as anything else.Did you fire the manager and work on finding new management?

It simply takes more knowledge to be able to consistently have positive outcomes flipping homes, and buying a property that has unexpected expenses can quickly tank a project. 

@Avi Lah  you have to abandon a septic tank as part of a sewer connection so the septic tank should not have worked.

If there is a holding tank as a buffer, hopefully it was designed to maximize head pressure.

Start by getting a credit card and pay it off every month only buy a tank a gas or so so you don't run the bill up.

Cost of tankless unit is much more then regular and installation is more involced then changing out tank.You can and should be putting a pan under a regular tank as well and have pan plumbed into a drain. 

Fast forward a year later, we get an offer and the new buyers find an oil tank as part of their pre-purchase inspection.
