I've always believed that there is nothing wrong with being a "copy cat" as long as you copy the "right cat" 🐱What prompted my question is just recently we had a local competitor literally use the same design and layout for their website as our own.And not the first time something like this has happened over the years and personally, I find it quite endearing 😘Would love your thoughts?

Attention to this will endear your tenants to you and you'll likely get good cooperation and rapport as a result.

At least until you’ve endeared yourself to your local bank. 

You have to draw a line somewhere.I find timely fixes like paying extra to fix the heat on a Sunday in January endear you to a tenant more so that what shiny new object they can get. 

Only add the possibility of ending the lease early if it could also be beneficial to you, e.g. 2 months rent if they want to end early.
