I just want to post this to ENCOURAGE those that are excited to get into real estate, invest in real estate, and take action in real estate in any way.

But then moving to actually renting while our children finish school and investing out of state instead. 

Both the realtor we used for the first cabin AND the loan officer encouraged us to ditch the two bedrooms and “go bigger since we had access to so much 1031 cash.”We ended up doing it all without a realtor.

I am now on the journey to build a real estate portfolio, while educating my children that are in their early 20's about the process.

I would encourage you to Google "wholesalers in ___________" and then put whatever city you are interested in investing.

I've witnessed many abused and non-abused young women with children who have nowhere to go and no one to guide them.
