I suppose it may work if you have a burning desire to do it.my partner in my airplane is doing something similar in Oregon he started a tiny homes manufacturing company ( making his own) and he owns a nice chunk of properly zoned dirt in Oregon 10 acres .. its worth about 3 million as it sits.. but he is going to sell the tiny homes then do 50 year leases on the under lying dirt so in essence create his own park as it were.But he has the Dinero to follow his whims and social desires of creating affordable housing for the mass's.

to me, you've got to have bookoo dinero to invest in commod's like that.but with real estate - you don't need that type of cash - because A BANK WILL LEND IT TO YOU.i'm not advocating you take all your money and invest it in real estate.

We've got several investors out of California and the reason they buy here is that the deals and returns they get here can't be had in California or if they can they are spending a lot more dinero.

@Hush Dinero Hey Hush,Yeah no worries lease options are not common, the forum is under investor basics in the real estate strategy section, also called rent to own, there are many strategies to use to make money, here is a book worth looking into "Making Big Money Investing in Real Estate: Without Tenants, Banks, or Rehab Projects" by Peter Conti.
