You could conceivably start with a 50-story high-rise development.

To summarize, what I have seen is a possibly poorly conceived investment possibly sold to people who are not sophisticated.  

Most can't even conceive how they will ever have just $200,000 sitting around in liquid cash to spend. 

But it's always conceivable that your intent could have been to hold but an unsolicited offer came along that you couldn't refuse. 

I went nuclear when I heard that one.. 44 years of selling real estate never heard of hey we cant talk to you for 60 to 90 days.. this got people all charged up like they were in some exclusive club and lucky to just get an appointment.. classis bait and switch type techniques.. nothing here was Random from Morris this is extremely well conceived and pulled out all the stops in regards to high pressure sales tactics. 

Then I(we) control everything.I know there are details to work out, and I am still in the thinking/planning phase, while I continue to save money, but is this a conceivable plan?

My biggest concern would be the possible damage you can't see and if you only have 3 years of life on it, you'll conceivably be back in this spot again very soon.

(with the DSCR loan to purchase moving faster ~ 2 weeks, it's conceivable we may be at the closing table faster than the HELOC closes).We are considering other options for the downpayment (approx $25K);   and then replenishing the funds with the HELOC cash once it hits.  

Is it conceivable that they could have generated interest from someone with a large amount of cash, but not in a position RIGHT NOW to obtain a mortgage loan?
