The question was, has anyone noticed that Zillow is restricting "owner financing" in the listing?

In the last 18 months various states have instituted new rules, regulations or laws related to (1) need for licensure to wholesale (2) restrictions on marketing of a property in which you do not have ownership and (3) disclosure requirements when dealing with a homeowner that makes it clear to the homeowner that the contact signed with the wholesaler is not a definitive “sales” contract, therefore making it less likely home owners will sign4.

It is still quite restrictive IMO and would not allow for many STRs but some to be added to the local market. 4.

It could also be that although many municipalities do have laws that restrict STR's, they rarely have the time, resources and manpower to actually enforce those rules.

I've seen my investor clients keep text campaigns pretty targeted as they prefer quality over quantity.

Check the Association & Rental Restrictions•If the property is in a condo association, verify whether there are rental restrictions (e.g., one-year ownership before renting, minimum lease terms, or rental caps in the community).

For instance, and in brief only using one concept (not meant to be the full list of criteria), a rural property has a population restrictions and proximity to Metropolitan Service Areas ("MSA" - think big city area) as some restrictions.
