You can do a subject to transaction but that is not legally assuming the loan.the banks got rid of assumable mortgage long time ago. 

It recently dawned on me the idea of a non military affiliated individual assuming a VA loan, would this individual be able to then also gain the benefit of using an IRRRL since they have now acquired a VA loan through assumption?

Have an opportunity to assume a VA loan and wondering if I HAVE to do it in my personal name, or if my entity can assume the loan.

VA and FHA loans are basically the only assumable ones in the market place.

@Shwetha Pindikuri,Assuming an FHA loan with a second mortgage can be tricky, but it’s definitely doable with the right lender.

So when I started getting more inquiries on VRBO, I assumed (incorrectly) this was a similar feature until a few days ago.

I assume new construction in Eagle Rock would cost around $400k to $500k?

I agree more people need to inquire. 

@Carl Trube You would have to live in it as your primary for at least a year if you assume the loan.
