Is assuming mortgages a good strategy?

I have the ability to assume a VA home loan. I am seeing several for less than 4% be advertised. Would this make a good strategy to securing a new property for a cheap rate?

Definitely!! It's the best way to mitigate payment currently. 

But, as Austin said, you need to cover the difference between the purchase price and the loan balance.
