Loan-to-value allowances vary, but seem to top out at 75-80%, and even that figure can be misleadingly optimistic in light of the appraisal difficulties (described below).

I don't know that any of this would affect a new appraisal, but there may be some comments by the appraiser, which may or may not hurt you depending on why you want the appraisal in the first place. 

The appraiser didn’t seem knowledgeable about multi-family properties.

An appraiser or local real estate agent can help with this.

I heard plenty of podcasts to give the appraiser a folder showing upgrades to the property, comps in the area, etc.

Our purchase price was about the same as the bank appraisal.

Some appraisers will combine the square footage and go that route and make adjustments.

Not sure if they have upgraded to desktop appraisals but if they are still doing in person appraisals , make sure you get everything (scope of work, good faith deposit, social, LLC docs, insurance, proof of prior experience, financial statements) in ASAP.
