How are you feeling about filing your taxes this year?

I especially appreciate how the subtle differences within neighborhoods are delineated and described, like the various parts of Germantown and Mt Airy, and in Cobbs Creek and west Cobbs Creek, which are the neighborhoods I know best. 

We never supply window air conditioners, most all places have central air. I

I primarily look around west oak lane, germantown, mount airy, roxborough, east falls area.

For me, it has to be a data-driven decision: what is your current NOI, what would be if you replaced the boiler, how much will it cost, and how long will it take to get your money back...If the area and marketing don't warrant central air, I would NOT do conensors right away and just focus on the forced air.

With the new spam regulations coming in, I’m feeling like cold calling might be a thing of the past.

NE Phila, W and E mount airy, roxborough, manayunk, east falls, chestnut hill cover large land areas - and there are plenty of surrounding suburbs there too that are great makrets. 

To maximize the sq/ft (and save cashola) and give it a more spacey feel, I’m doing open shelving instead of upper cabinets and the countertops will extend all the way to the near wall, fully covering the front load washer and dryer units, which also have their home in the kitchen.
