I've run direct mail campaigns in several markets and it takes a lot of volume (3,000 letters minimum) and consistency (one touch per month) to gain any traction.

Its a two properties (in 1900s) and the offer now is 275k and they will take care of knob and tube.Anyone know how would approximate be to:1) put chimney flue ( I asked and it will be 2.5k each)2)do knob and tube rewireing (i heard it will be costly around 30k, but I asked the seller to take care of this otherwise ill walk away)3) change furnace (4.5k$)4)pluming (I checked its around 3k$)and asbestos (not sure if I should do anything for the asbestor) ( will take 5k max), all houses here has asbestos, so as long as its stay and no one touched then we are good and if the fixes is easy by putting just tape.What do you guys think about this deal.Overall rent will be around 2900/month

From my moron contractor that lied to us he was licensed in plumbing and electrical.. that did all the wiring and plumbing and then covering it all up with sheetrock, trying to scam the city into thinking no one touched electrical, to not ever having a single inspection done, then stealing money from me, and running, and buying the cheapest material.. ever!...

Work that list (assuming you started with a good one), touching them at least 5 times.One of my larger targeted lists is about 2,000, but I also have a small list of 50 out-of-state owners in my area that have 100% equity - I treat that small list a bit differently (send them different postcards/messages) than the larger list.

Black out the names if that's better confidentiality, just show me numbers.The math I see is that only one touch was sent to each prospect which = one and done in marketing terms.
