You want to know T12 financials, copy of existing lease, ALTA survey, order Phase I, PCA, title review.

I started my environmental consulting (asbestos, mold lead, Phase I, PCA, etc.) company over 26 years ago with almost nothing, and had trouble paying for food those first few months.   

I got a HELOC on my IP (CA only bank unfortunately) and they maxed at 60% CLTV on exception.
