So, I drove three hours and he gets three more weeks of my hospitality.I think the judge felt sorry for him, as he is young and seems like a lost puppy. 

Ive asked about getting essentially T-12 type info on the assets, but that hasnt been provided thus far.

That’s part of what drove me toward the luxury angle, catering to a niche market that’s currently underserved.Your point about local demand alignment is spot-on.

Today he drove over an hour into the woods for us to look at a mobile so my husband does not have to commute.

Get your CRM up and running and keep in contact with everyone with content about the market, keeping in touch with past clients - just asking them how their house is, let them know that you were thinking of them when you drove past the house,  ask them if they made any improvements, etc.

Or how do you just 'take it on the chin' when sh*t happens?
