There are new businesses coming into Granada Hills (over off of Zelzah and Chatsworth is where the bulk of the restaurants and shops are as you probably know or maybe go to the Vineyards in Porter Ranch). 

I'm a small investor in Granada and am getting really good cash on cash returns and would like to know more like minded people in my area.Thanks! 

Half Moon Bay is a good area - which includes Moss Beach, El Granada  - it pulls from the Bay Area population and out of town people.   

I spent the last weekend walking my target neighborhoods in Granada, looking at pisos and found nothing close to this good of a return.

Likley area of investment would be Granada, possibly Blufields.thanksKen

The best comp in that immediate area is probably 3445 E GRANADA RD which sold for 291k.

Not too sure to give you strong advise about Granada.

I was born and raised in the SFV (North hollywood 18 years, Granada Hills 11 years) and have been a licensed real estate agent since 2007!

In terms of living in the area, I live in Granada Hills, and have friends that live in Chatsworth, Sherman Oaks, Canoga Park, basically Valley wide, so I'm familiar with the market out here, and yeah it's not cheap.
