I am speaking from years of experience handling the design and maintenance of three high end hotels in Seattle, Portland, and New York.Cheap carpet wears out three times faster than carpet that's only twice as much.If your flooring is top of the line, a few dollars a month increase will pay it off, and it's easy to get a few more dollars when your property looks spectacular.No matter what you do or say, someone's always going to smoke inside, spill drinks, potty train a dachshund, practice naked yoga, and/or feed their kids too much sugar.

I've had two dachshunds in a property that peed throughout the entire house and had to pull and replace the carpeting.For us, our insurance will not allow pit bulls or other breeds they deem to be "vicious".

(The dog is a Dachshund...)FILTERAll the rest should be good to go =)Don't spend too much more time filtering other than that.The way I see it, it will take you less time to disqualify somebody that calls than it will disqualifying them before you send a letter.We saw between 13%-18% call backs and about 80% of those calls came within 48hrs of sending the letters.That being said, I would recommend you send about 100 at a time or split them up to 50 every other day.Get your feet wet with screening callers.Here is my layout in Podio...

I myself am more of a fan of rescue mutts than designer breeds, though ... one of mine is half Dachshund, half Poodle, nice dog but really weird looking.
