I was 'driving for dollars' today and noticed an estate sale in my neighborhood and there was no realtors sign in the yard, so I started thinking.

how much do you pay by the foot/yard for each of the different materials?

I found an off market 3br 1 ba 1197sqft the man says he'll take 20k for it.It needs a medium rehab 20k or so, it has a large back yard. 

They'd set a barrier around the property with a chemical treatment and I'd suggest removing any standing wood from the yard. 

And in all reality, some of the best tenants I've found have been through an old-fashioned sign in the yard. 

They had a handshake deal to buy the property for $52,000 for the 3/1.5 1142 sqft ranch on more than 1/2 acre with a fenced in yard.

There is no dividing fence, line of trees, or other obvious boundary between their yards.

My tenant has a boat in the yard.
