.- Tried calling real estate agents, and they wont return my calls because (although I don't tell them) they sense that i dont have the cash... - Went to the court house (Phoenix Arizona) the court does not provide a list of people that are going in pre-foreclosure. - made reward flyers. 

a 200-300K house wont produce enough income during the short summer to make it profitable. 

Recently however, I found a property that fits the bill but its so cheap I could buy it for cash and on top of that the buyer wont even entertain a financed offer.

In this market many deals that look good by running the 70% - rehab- wholesale fee wont even get you a second look.

Same size door wont exactly fit well in what appears to be same size frame.I can paint a house much faster then my guys are doing now, I think its the system.Guys changed the system, before I have them go back, I thought id run it past a group of pros and see what they are doing.
