Hi Michael,I'm a perfectionist just getting started myself :-) I don't have too much experience yet but will share some of my impressions so far from working on a direct mail campaign for several months … 1) I did make a website, since I do think it adds branding value (I'm also into web dev and graphic design), and also bc I thought we might find some postcard recipients who would prefer to fill out a web form initially rather than making a phone (of course, those are likely to be less serious).

@Dara Diallo - You can get that info from Title Companies, doing cross page research on the web, and sometimes city offices will make that info public (although there might be a fee involved).

And then when you get a seller lead near the median price for the area that might need some work or repairs or help selling, it is not uncommon that they will be freaked out by all the calls from agents and simply shut down to listening to anyone.What I am most disappointed about Z buyers ( the company ) is that after 15 years of experience on the web you would think they would have the knowledge and expertise to produce amazing high quality leads for investors and agents alike?
