However, IF this is legit, it's most likely red flagged due to the origin of the funds and/or the issue with the German non profit (more specifically, what organizations that NP is associated with).Also, just my humble opinion, but if you don't already have history with this investor, and they contacted you, it most certainly is bogus.

My lender is interested in seeing the rent rolls and the trailing 12 expenses, we are interested in seeing the units and making an offer, but I'm at a standstill now. 

BTW the red tape at DPP now right now is horrendous.

We are doing a conventional rehab loan and it would be helpful to have a contractors present during the inspection so I can dial in upfront what my rehab costs will be. 

We are beginning to develop our portfolio so we are open to advice on how everything should look on paper, types of loans, putting current home as biz asset?

Now, we are definitely going to get a real estate attorney's help, but I wanted to prepare ahead and think of all possible scenarios to be included in the agreement so we can have a productive and comprehensive discussion.
