What do you think of large volume of luxury student housing going up, like all the Luxe/Sage/Blairhouse type buildings?

In California, you can invest by zip code, in Memphis you can find mansions a couple of blocks from boarded up shacks.  

However, tenants who rent those luxury homes expect everything to be perfect.

Just in the past four month I've seen new townhomes being built and 13 luxury homes right down the road from me are breaking ground.

The luxury vinyl tile in a stone look is pretty, neutral and looks durable but after having removed sheet vinyl I don't like glue down anything--but tiles should be okay.  

Much like all of you, while I do perform my due diligence on the front end, I just don't have luxury of time to be vetting out 20+ HML's and other lending sources, which require me to take time away from the profitable/time-consuming facets to our business.  

We all know if a luxury property is resold a $100,000 amount may be a drop in the bucket.
