I would also request a VERY detailed background history of the dogs - most people who are trying to "beat the system" don't go the whole 9 yards of building a credible vaccine / vet check ups report.

my understanding is that brokers typically first shop deals to  investors whom they've had previous dealings with, then to other brokers in-house, then to the general public.

If they did give you an offer price or terms then you need to report them to their broker....if not resolved file a complaint with the states real estate commission.

You can expect a couple hundred bucks in monthly cash flow on these typically (or less, depending on how you calculate expenses) but the neighborhoods are a bit rough.You can also look into getting a 20% down conventional loan and buying in a higher cash flow range.

I'm speaking from personal experience in getting way too emotional with my own units.I would encourage the tenants to pay online, as that is typically more efficient than hand delivering or mailing a check.

The mortgagors reported the mortgage interest on their returns, which excludes us from being able to capitalize the same interest on our returns.There is more research being done..we shall see what becomes of this situation.Another quirk in this situation is that one of the properties we signed a lease agreement with permission to upgrade the property.
