Its no longer my primary farm area but there are still a couple deals id like to buy or I can try to connect you with who might be a good fit if you get a deal etc as I know a couple park owners who'd probably want some more deals up there. 

Yes, you can use "robots" to filter your leads and set a pre-defined criteria that rises the "hottest" leads to the top. 

My current policy with Pillar Insurance is EXTREMELY high ($4k-ish), including a $2K Hurricane Premium on top of the $2K Non-hurricane premium.

The top half of the duplex is a 4 bedroom / 1 full bath and the bottom is also 4 bedroom / 1 full bath.

Some like to do a few pre-screening questions so they aren't wasting their time on showing to people that aren't a good fit, but you have to be very careful to not discriminate. 

Once rehabbed rent it out at the top of market rent and move into the next most thrashed unit. 

They are building a ton of new restaurants, a top golf, costco, etc within about 2 miles.

You just need to mail more and to a larger list Caleb  if you read the NPN threads you will see them talking about the lack of product.the fact is markets cycle.. and many who did well wholesaling years ago in the bottom of the trough there just is not the inventory there to make it a viable strategy today.. not to mention how hard it is .In my mind this is a testament to real estate firming up and bouncing back.. no need to wholesale the house put it on MLS and get top dollar.of course you will always have your hoarder houses or weirdo's who are afraid of real estate agents..  

But lenders don't see it this way because it does not fit the norm of their lending guidelines.
