The last two duplexes my wife and I purchased were on a commercial loan so we could get them bought (due to them being a great deal) fast.

A lot of markets are above their pre crash levels today and continued appreciation is uncertain.

I do travel fairly often back and forth but day to day operations are handled by my immediate family.

There are over 100 points in the new tax law that specifically says that Treasury needs to issue Regulations on it (which is not a fast process).
