I may make an offer today, and wondered--if my offer is much lower than what they claim is their lowest (15-20% lower than their price), is it best to just throw the number out there or provide a buy/sell to show that I'm serious?

Justin: Everyone here has given you great insight so I'm going to throw in my 2 cents worth.

Usually banks will throw in a 5% vacancy factor as well.

Nick I would say get educated on commercial RE so when you lock up a deal and present it to a serious buyer they will take time to look at your offer.If you are just throwing stuff at people without the proper knowledge and bringing mediocre to bad deals you are wasting their valuable time and ruining a relationship from the get go.

It's the same as throwing your money in the garbage.

If 6k is throwing the deal out the window, you were cutting it awfully close to begin with IMO.
