Ideally, we would prefer to be closer to home (Austin) & surrounding area, and are leaning towards the STR market for higher cash flow, but wouldn't rule out buying more SFR or even multi-family.

However, the language in the Baltimore City Zoning Code says the following:In order to grant a variance, the case must be made that "because of particular physical surroundings, shape, or topographical conditions [...] an unnecessary hardship or practical difficulty, as opposed to a mere inconvenience, would result".It goes on to say that the purpose of the variance is not based exclusively on a desire to increase the value or income potential of the property.The basement unit I have designed is very important to the financial success of the project but I'm having trouble explaining why it will also result in an unnecessary hardship or practical difficulty other than economic reasons.Any suggestions?

Hi @Daniel Han,As I am from the Fort Myers area, I can speak very confidently of Cape Coral and the surrounding area.

Surrounding yourself with like minded people who will support you in this journey is key, especially given your age.

I spoke with the city and they confirmed that the application was indeed filed and they see no reason the lot couldn't be subdivided  pending the necessary infrastructure was put in such as the sewer tap and sidewalk.

The reverse is; to see what new construction homes are selling for in your area and back out the cost of construction, infrastructure, holding expenses, profit and so on.
