Should i get a Single Family House (3 bed 2 bath) as a 1st property and rent it out OR get a Duplex ?

According to him, it turns out all the trash was coming into my sewer line/pipe from the streets because the cap from the pipe had came off and he doesnt know how it came off but that’s how all the things on the streets were coming into the pipe causing the clogging.

The property is a 4 bed 4 bath property with a large backyard lot and a 2 car garage for each of the units.

Almost all the properties on the street are owned by the same individual.

The rehab on the 4 bedroom 2 bath will be substantial.

The house is on the outer street with woods across the street, and a recreation center on the other side of the woods.The man has set up shop at the edge of the woods a few houses up the street.I’m sure this is a huge deterrent for most when buying a house; it would give me pause as well.What should I do?

Maybe I understand it better than you think - maybe I'm just too much of a hard-*** to care if people get money from the government for housing but still end up on the street. 

This townhouse is on a quiet street in a wonderful, small community.

We budgeted $20K to upgrade kitchen, baths, flooring, lighting and paint.
