(btw, the note funding link he refers to in the video is dead) Also, you may want to read this link about the guru he mentions. http://www.ftc.gov/news-events/press-releases/2012...New laws not withstanding, If I may restate what I think you want to do. 1) Seller agrees to let "guru student" buy an option to purchase his property for $160,000. 2) Additionally the seller will also provide owner financing for the "student" for the purchase, with the understanding that you are hoping to pay him $160,000 in a few months.3) Clever student markets the property for $200,000 with a 10% down EZ qualify loan at 7%, 20 yrs amortization 5 yr. balloon. 4) Motivated homebuyer with bad credit buys the house with a low downpayment & EZ financing you have arranged & will pay 10% down or $20,000 and $1,395.54 each month for the privilege of becoming homeowner. 5) 3 months later the original seller is paid off from the proceeds of the note sale.

I would like to do a quick flip to other investors (local, out-of-state, overseas) looking to do a rehab and hold/flip...while learning that part of the business, and evolving to that stage later on.The wholesale idea seems great, but I am struggling to understand why I don't find as much information about auction purchases.Barry - In-state for now...I may venture out-of-state once I get more comfortable.Levi - That is great news and congratulations!

There are lots of opinions on here.Locally, I would look into downtown Norfolk, Old Towne Portsmouth, and Downtown Newport News @Micheal Waldrup Virginia Beach is good too, but the cost is higher.

I need advice on selling this house it is on CL and I put out bandit type signs, news paper and it is not a bad little house, if someone wants owner financing would you lease option it for a year so they would have proof of income and then change the agreement to an owner finance deal?
