It got me thinking about how tenants completely ignore their security deposit until they move out, so does it really incentivize them for anything??

At closing, I received the security deposits and pro-rated rent but was denied the non-refundable pet deposit.

Let her know at this point since the dog was already there, she had 2 options - pay a $300 security deposit and an extra $30 per month AND put the pet through our screening process OR get rid of the dog.She made a call to see if she could return the dog from wherever she got it, called me back, dog gone.

I was wondering if that is enough to secure a source to finance the project. from my understanding development financing usually comes in much later when a building permit has been secured from the city.

So it's all about money and long term security (amongst many other things of course)That would make me consider 2 things first off: Is the state tax (property tax, income tax, sales tax) and landlord friendly?

Considering that they should be out and are basically pulling a fast one on you (POA's should be negotiated during the initial contract signing, not after closing), I would charge the very upper end of market rent and demand a large security deposit.

I know this is not necessarily big in my area but check with a lawyer about an estoppal agreement which is essentially a document that allows the tenant to verify lease terms that way if after you purchase it they cant come to you and say their rent was cheaper or their security deposit was much more than what the seller told you.
