Overestimated the value of the house, tried to squeeze money out of a rock, spent way too much on legal, got a really bad attorney vs the borrower's bloodthirsty scum of the earth BK attorney.. ideological zealot judge used a loophole to strip the note even though my appraiser with 25 yrs experience demonstrated there was equity.Ended up losing a lot of time and money and I would have sworn off buying more notes if not for NY's insanely slow legal system.

I work in Northern VA, parts of DC, and travel further out for my rock star agents that need me to.

Add to that the fact that mountain geology is always changing - as the earth shifts the rock cracks in different ways, and wells can dry up in an instant as water finds a different seam with the new cracks.Best thing they can try to do first is fracture the existing well - sometimes you can open the seams up wider and that solves your problem.

I could throw a rock and hit Bellevue but certain times of day I could drive to Olympia and back faster.  

Lots of commuting between Round Rock & Austin, but even that is pretty rough.

I doubt I could remember all of the tools we've used on our rentals, but I'll give it a shot.Screwdrivers of various sizes/types, hammers, crowbar, cat's paw, shovels, rakes, broom & dust pan, wrenches of various sizes/types, pliers, wire strippers, circuit tester, reciprocating saw, circular saw, hacksaw, tile saw, miter saw, table saw, box cutter, scissors, pencils, tape measure, level, drill with bits and other attachments, string, saw horses, rotozip, heatgun, clamps, tin snips, saber saw, trowels, buckets, sheet rock knives, nail guns, paint brushes, rollers, trays, paint sprayer, rags, hoses & sprayers, power washer, tarps, carpet stretcher, work lights, garbage cans, paper tiger, garden sprayer, extension ladder, step stool, 6 & 8 foot step ladders, air compressor, toilet brush, shop vac, extension cords, fans . . . . . . .

My father was willing to invest in me, so I had the money taken care of, but I am confident that I could've gotten a hard money loan to buy the property because my numbers were rock solid.
