What was your worst Note deal?

Hello Note investors - Would you mind sharing your worst Note deal? I keep seeing case studies that are either A) homeruns or B) where things didn't go as well as they could have but still resulted in singles. What I don't yet understand is how bad a deal could go. Would you mind sharing a memorable scar and the lesson(s) you learned from it?

Well so far we have been experienced luck tempered with good due diligence, but we did have a FC home in Tulsa OK which was vacant when we bought the note and initiated foreclosure. In the mean time a guy and his girlfriend moved in as squatters and started to improve the property with intention of taking possession under "squatters rights" what ever that may be in OK. Anyway, my lawn care guy's wife did a background check on the squatter and found 3 warrants for his arrest. I call Tulsa police and the had to break down the back door to arrest him. Girlfriend had already moved out and had a restraining order on him. We changed the locks and sold off their furniture to help pay for the new back door that the police had to break for entry. 

Interesting adventure and another reason why we now buy only borrower occupied notes!
