Hi there -- I'm very new to RE and BP, so apologies if common economic logic already answers this question.I live in Chicago along the Blue line in Logan Square, which is a "hot" neighborhood.

Ready to begin my RE investing journey.  

I get all the above responses...re appraisals and what goes into them...I guess I was asking from the perspective of how accurate is the sales data as it relates to actual sales that they show?  

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

I am a new investor in RE and from what I can see here I could use some help in finding the "Beginner's Path" through all the BP info.
