The only thing with local banks is that they often won't let you use that money outside the local area, mine has a 50 mile radius fro their head branch.I recently moved to Maryland and haven't tried the system here yet, so can't say it will work everywhere.I realize this is an older thread but just obtained an unsecured revolving line of credit through TD bank, so this is one of the bigger institutions that does offer this product, at least in Maryland.

I'd definitely do it all at once, having both done construction and scheduled subs it is definitely worth not only the cost savings but the time and final product usually looks better since it was all done together.If money is the issue, with no mortgage as you said, what about a HELOC or a private loan against the property to complete the project all at once.
