Also, check to see who their top producers are in the office.

@David Walkotten I get that, but numbers might not tell the whole truth if one produces less vacancies and better tenants like the comments above have suggested.

Figure out how much sun the property really gets and what the panels would really produce before letting a solar salesman tell you it'll wipe out the power bill.As for the bonus depreciation I do know that the solar system (not just the panels but the supporting systems as well) would qualify for accelerated depreciation on a rental.

Have you done DCR to make sure the amount you refi into will still produce good ratios for banks to feel comfortable in doing this deal?

Not sure what your market looks like but mine looks to be slowing and I wouldn't want to leap into a no job situation in a slowing economy/market and not have a track record and already have income producing assets or have proven you can make a living on flips or commissions.

Lots of fraud with people trying to buy property with little or no down payment producing falsified documents showing they made a down payment years ago when the bough on contract for deed.  

The reports they produce will help you understand the ROI.
