What’s the best direction to go on a Cold Call?

I’m seeking other investors advice on what direction should a cold call go on calling Pre-Foreclosure. Do you start the conversation with a simple, “ I buy houses in the area and wondering if you’re considering of selling”? OR “ I work with a company the help homeowners that are going through Foreclosure and wanting to see if you are wanting our assistance”? I tried both but I wanna know what’s the best.

@Rafael Campos How many calls have you made? More importantly how many follow up calls have you made? The reality is most people are going to say no. It is a numbers game. You need to call enough people to get to the one that says yes. 

The  more you do this the more you will get better at it. I am currently listening to podcast #308
