My tax person said that i have to buy on my name and after one year i can add partner in it.

For privacy purposes, I don't want to put my personal home address on the deed of an investment property, nor do I want my personal address linked to my LLC.  

These loans are typically intended for borrowers purchasing a second home for personal use, such as a vacation home or a secondary residence.

Our properties are all with Preferred Mutual.

I have no personal debt other than my mortgage and car.

Also worth taking a look at cities and metros in person, although the flight and hotel/air bnb can add up, you can generally write those costs off, and in general getting on the ground and feeling the energy of a city or market can tell you a lot about the intangibles there.  

I prefer to buy marginal properties (that can be fixed) in better neighborhoods (vs better properties in marginal neighborhoods, that can't be fixed).
