Hello Kara, I am also from California and about to go into contract on my first OKC property as well and also under 80k.

Currently, I do not have any property under contract or any property that can be refinanced.

I've started cold calling local hospitals and larger businesses trying to see if I can secure a contract to provide them with a place to house their traveling professionals so more to come on that.

I think that it would largely depend on the management contract that you have with them.

For the negotiation - you should go into contract at $370 and get a $10K concession for the repairs needed.

Before I purchase an insurance policy I wanted to seek some guidance on the best way to proceed.I received 1 quote so far for a HO3 policy that has 600k+ of dwelling coverage, 70k of additional structure, 450k personal property, 200k loss of use, 500k liability, and a few extras like equipment breakdown, water backup, service line.

Is it a non-conforming structure (would have to be rebuilt differently)9. are there Landscaping or other maintenance contracts in placeLet me know if you have any questions on the above info.
