Turns out, at least in PA, that building a business around wholesaling is technically illegal since its pretty much acting as a real estate agent without a broker OR a license.

I constantly have to pay attention to what I say as state laws vary so much in certain areas, TX, GA, CA, LA, PA and MO can have some wide swings, but laws of agency are pretty much uniform on a federal level.

In Nassau / Suffolk, it makes alot more sense, since there's no overseas demand there driving the price up like crazy.Alternatively, looking West, if you feel comfortable with long distance investing, I've heard that PA / some parts of NJ aren't bad.
