I look at land sale comps (which aren't always easy to find depending on the state/market/area) and we offer something based upon the the retail value that land like that sells for.

Obviously they were visible when you walked the property and as a seller I would have told you that and offered zero or near zero. 2) what if it had new windows and the price was $5k more, probably someone would buy it.
