We didn't realize this when we moved here, but now the baby is very mobile and she has been sticking her fingers in.

Here's my situation in short details:Bought a commercial property for $699K in 2019 through a 1031 exchange which cash flowed beautifully until late 2022 when the tenant bankrupted and moved out. 

It's turnover expenses: fixing up a property after tenant moves out and the lost rents due to vacancy.A landlord really can't afford to turn tenants every year!

NO CONS, just do the reno properly and SCREEN properly, I have done probably 1k or more move in and outs .

General rule is that you may get some things like improved general software interfaces, more experienced professionals (some people get REALLY specialized in certain topics, it's crazy to see sometimes) Also, the option that if you do have something unexpected come up, they might have more staff capable of handling it so you wouldn't have to move around at all.
