If I were writing the offer, I'd evaluate the property based on the cost of this repair by either asking for a price reduction equal or greater than the price of repair, or for the seller to remedy the situation prior to close.

Hi Michael,Without knowing much about your current script/approach it's tough to give any insight on how to adjust; however, in my experience, which resulted in my first deal (2-family in Quincy, Massachusetts) the conversation had flow because the seller and I were able to connect on a personal level prior to any negotiations regarding the property.

The home did appraise for more than the purchase price, I did get a mortgage for agreed upon amount which was $20K less than the appraised value and this was done via a seller gift of equity.
