I have a very knowledgeable family friend who is a real estate investor here, who would be willing to mentor me.I am not as knowledgeable of the area.

Lots of books, articles, videos recommend finding a mentor, which I'm all for and eager to do as I know how helpful they can be.

Paying 1500 for a mentor too much?

Consider a mentor.

I feel like I need more guidance than just attending seminars; some real people to hold me by the hand kind of thing, but of course I cannot afford to get a mentor for 40k+.I know for sure someone is going to sell me the next course, which will lead to the next course and the next and the $ will just climb.I was thinking wholesaling would be a “good” strategy for starting out without capital.

Fundrise if you want to invest in realestate, but id say if you really want to get started i realestate have a good mentor in hand and 10k to start with.
