Trying to get my foot in the door

Hello,

I just graduated from Sac State and trying to get my foot in the door with real estate investing.I've contacted several real estate agents to give them my criteria on a property, as well as get me into contact with several loan officers. I want to find a good deal on a multifamily home so I can try to eliminate my living expense.I want to see if I qualify for a FHA loan so I only put 3% down because I can't afford 20% downpayment. Any advice?
