I advertised for a 3 BR apt in December, 2019 and had 16 inquiries in 3 days. 6 days ago I put a similar advertisement in for another 3 BR apt and have not gotten 1 inquiry.

I've since spoken to these GCs and others (perhaps biased) who have all stated that there is much uncertainty and that for the time being prices are stable with regards to materials and they are uncertain as to how the future will unfold.Lawrence brings up the same exact economics play that I was thinking GCs and subs can't ignore.

Regarding your tenants and advertising the property after your project is done, its not going to be constructive to sit here now and try to play the "what if" game for after the virus. 

I did not put in my name "and/or assign", but I did put somewhere in the contract "buyer would like permission to advertise the property after restoration of contract."

Advertise the other side for rent as soon as realistically possible to put them "in service".The BP tax strategies book for savy investors is good.

I advertised there 6 months and sold 0 houses from it.

I had a contractor walk the property and said material cost is about 10-15,000.
