@Javian Moorman Plenty of CHA appliants out there...you just need to market to them on the open market like you would any rental and they will come. 

When I talked to RTR, they told me it’s the same market.

A good way to crush the 1% rule in a market that doesn't offer too much of that, but you are basically writing the property off after however long you plan to implement the strategy for.

If it is due to the company either pulling out of the market or changing their guidelines that is best because it is not anything specific to your property. 

One of the biggest limitations I am seeing in the fix and flip market, at least in Colorado, is the requirement of a registered contractor to be on the permit for a rehab project.

Given that investing is often more about time in the market than timing the market, it’s imperative that our youth learn these foundations early.

Is the problem with the local ISP or internal routing of the signal inside the HOA?

My wife will materially participate in the business and I'll provide the financial backing.I've talked to a couple local CPAs and done a fair bit of internet searching on legal entity setup for my situation, but haven't been able to get a straight answer.

Our experience in similar projects and the strong market demand in the area further solidified our interest in this property.
